Seafront development plan set for refusal

FRESH plans to knock down the landmark Wight City leisure centre on Sandown seafront, and replace it with a multi-million pound apartment and bar complex, look set to be refused for a second time.

Wight City Leisure wants to build 63 apartments, a restaurant/bar and new shops on the well-known site at Culver Parade.

Previous plans to redevelop the site have been thrown out by planners as they were judged to be an overdevelopment and out of character with surrounding buildings.

According to papers released ahead of next Monday’s Isle of Wight Council planning committee, the latest proposed development would be separated into two buildings ranging from three to five storeys.

Block A would provide 47 units located at an angle to Culver Parade set back from the road. The area to the front would provide a terrace for the restaurant.

Block B, off Fort Street, would incorporate the remaining 16 units.

The plan includes provision for 83 car parking spaces.

Speaking to the County Press in December, Kris Mitra, managing director of planners, Genesis Town Planning, said: "There will be significant enhancement.

"The shops, restaurant and bars will increase the vibrancy along the seafront. It is a wonderful design and will be a striking new landmark building for people to enjoy in Sandown."

However, nine letters of objection have been received by the Isle of Wight Council, citing concerns over the style and character of the building.

County Hall planners are also recommending the application, which is for outline planning permission only, be refused on the grounds the proposed buildings over-dominate the street scene to the detriment of the area.

A decision is due to be made by the planning committee on Monday, February 27.

There is a distinct lack of street connection, human scale and form: the structure possesses too much mass and demonstrates insufficient variation and articulation. The solution lies in setting back the upper levels providing depth; introduce greater localized materiality to accent the building elements; articulate and model in a manner consistent with the locality, while at the same time acknowledging a comfortable pedestrian experience combined with visual interest.
This is not difficult architecture.

I guess you have to be away for a while to realise the charm and value of the old Victoriana buildings. That's why tourists come to the IOW, not to see ****like that. The photos of the proposed development are at best mediocre in design, at worst hideous. They remind me of the sort of cheapskate rubbish along the Costa Brava or here in Queensland. Featureless rectangular blobs designed purely for profit that do nothing to add to the streetscape. Sandown needs renovating not homogenizing..

These proposals, if they look anything like the photo, are an enormous improvement on what stands there now. How many more proposals and letters before someone pulls their finger out and brings Sandown into the 21st century?

what a joke...nine letters objectiing to Sandown being bought up to scrath....Sandown is a pit of planning errors and stagnation. How can this plan be detrimental and over dominate a street scene that is already awful in its extreme....Sandown needs new representatives who can take the town forward, not leave it stewing in its own quagmire
