BEAUTIFUL natural materials, some centuries old and others sourced during more recent improvements, help to make a former farmhouse at Cowes into the appealing family home it is today.

Broadfields Farm, off Admiral Way, dates from the mid-18th century and has seen many changes since it was at the heart of a farm and is now an ultra-spacious, five-bedroom house standing on a half-an-acre plot within a private gated development of eight properties.

While retaining as many old features as possible, including front sash windows, mellow pine interior doors and exposed beams in the two charming attic bedrooms, the owners have extended and refurbished the handsome house.

Old bricks and flagstones from the site have been used for an imposing fireplace in the family room and the bricks create an impressive alcove housing a large range cooker in the kitchen.

The 31-foot-long kitchen/breakfast room, with a vaulted ceiling, also has beautiful Honister slate flooring — which features in the sun room and on the rear terrace — bespoke maple units and Indian green marble worktops.

All this, plus quarry tile flooring in the big utility room – previously the dairy — with its maple units and teak worksurfaces, gives the home a farmhouse feel.

In the easy-to-maintain lawned gardens are a well, a large pond, mature shrubs and trees, a large terrace and a substantial garden room. This has a shower room, quarry tiled flooring, three double doors to the garden and a store.

Striking, Mediterranean-style shrubs feature in a border to the extensive front gravelled parking area, which leads to a double garage.

Beyond the front door are stairs to the first floor and an open area with a study to one side and the formal dining room on the other, each has a large front window, and the study, which has a wooden surround to a feature fireplace.

Double doors open from the study to the bright, 21ft by 18ft sitting room with a stove-style gas fire in a slate surround.

Through a further set of double doors is the airy, six-sided conservatory.

A Charnwood multi-fuel stove warms the family room next to the dining room and both this room and the sitting room have access to the kitchen/breakfast room.

Off the utility room, with a central island, is a cloakroom with WC.

The side and rear aspect master bedroom has a walk-in wardrobe and an en-suite bathroom with a bath, separate shower cubicle, WC and washbasin. It is positioned off a separate landing.

The main landing leads to front-facing bedroom two, with its feature fireplace, rear-aspect bedroom three, a family shower room and a bathroom with white-painted wooden panelling, a roll-top, claw-foot bath, a separate shower cubicle, WC and handbasin.

On the second floor are two double bedrooms with exposed beams.
